Additional terms to add to standard lease Agreements
At FrontLobby, we understand that many provinces require landlords to use standard lease agreements, but there’s also flexibility to add terms that provide extra protection and align with the specific needs of your property. For example, Ontario’s Residential Tenancy Agreement allows landlords to include Additional Terms in Section 15. It's important to ensure that any additional clauses do not conflict with the standard lease provisions.
Below, we’ve compiled a list of recommended additional terms that landlords can consider when drafting their leases, ensuring compliance with Standard Lease requirements in most provinces. You can choose the clauses that best suit your property and unique circumstances.

The premises are designated for residential use only, and Tenants are not permitted to operate a home business that could increase traffic or expose the Landlord to additional liability.
The Landlord guarantees that all appliances listed in this lease will be in good working order at the start of the lease term. Tenants are responsible for maintaining the appliances and furnishings in a clean and functional condition at their own expense.
Smoking of cigarettes and cannabis is strictly prohibited indoors. The use of illegal drugs is also prohibited within the property. This applies to both the Tenants and their guests.
Tenants must comply with municipal noise and disturbance bylaws. This includes refraining from playing loud music or hosting loud gatherings after 11:00 p.m. Repeated noise complaints may result in legal action by the Landlord.
Tenants may assign or sublet the rental unit only with the Landlord’s consent. The number of occupants must comply with local occupancy bylaws.
Tenants are not permitted to list the property or any part of it for short-term rentals, such as on AirBnB, without the express consent of the Landlord.
Tenants are responsible for any damage to the rental property caused by themselves, their guests, or anyone living in the rental unit. This includes damage caused intentionally or through negligence. Tenants must notify the Landlord and seek approval before making major alterations, such as adding built-in shelves or painting.
The Tenants agree to a $100 monthly rent reduction from $_____ to $_____ in exchange for regular maintenance of the property, including snow shoveling and lawn mowing at least once a month. If this maintenance is not performed, the Landlord reserves the right to charge the full rent of $_____ and hire a maintenance service.
If the Tenants will be absent from the property for 30 days or more, they must notify the Landlord, who is then allowed to enter the unit for property maintenance, inspections, and necessary repairs.
